Channor Real Estate Group has completed a major sustainability and modernisation upgrade at Block One, Blanchardstown Corporate Park, following an investment of approximately €5 million over a two-and-a-half-year period.

The project, which commenced in January 2024 and was completed in June 2026, represents a significant repositioning of the 45,000 sq. ft. office building, one of the most prominent properties within Blanchardstown Corporate Park.

The extensive programme of works was designed to enhance the building’s environmental performance, improve the day-to-day occupier experience and ensure that Block One continues to meet the evolving requirements of modern businesses.

The upgrade included the complete replacement of the building’s glazing, the installation of new mechanical and electrical systems, the modernisation of common areas and toilets, and the delivery of enhanced end-of-trip facilities. Significant improvements were also made to the building’s overall energy efficiency and operational performance.

Most notably, the works have improved Block One’s Building Energy Rating from a C-rated BER to an A-rated BER, marking a substantial advancement in the building’s sustainability, efficiency and long-term asset performance.

Occupying a prominent position within Blanchardstown Corporate Park, Block One has been transformed into a modern, efficient and flexible workplace environment. The upgraded building now offers enhanced comfort, improved amenities and modernised systems designed to support both occupiers and visitors.

Delivering a project of this scale within a live, occupied building presented a particular challenge. Regus remained in occupation throughout the works, while JJ Rhatigan & Company moved into the building during the upgrade programme. Channor extends its thanks to the project team, contractors and occupiers for their patience, collaboration and professionalism throughout the process.

The repositioning of Block One is already generating increased occupier demand. Regus has expanded its presence in the building by taking an additional 5,000 sq. ft. of accommodation, while JJ Rhatigan & Company has recently opened its new Dublin office at Block One. A further letting is also currently at the legal stage.

A 10,000 sq. ft. floorplate remains available to let on the third floor of Block One, together with a 3,000 sq. ft. penthouse offering access to a roof garden. The available accommodation is being marketed by Paul Hipwell and Deborah Mahon of Lisney Ireland.
